Wilder Ranch: A Low-Density, Environmentally Thoughtful Community in Teton Valley

Richard Bullock and partners have launched Wilder Ranch, a low-density ranch community spanning 3,250 acres in Idaho’s Teton Valley. Designed to preserve the natural landscape, the project offers legacy parcels averaging 100 acres each, with less than 1% of the land developed through defined building envelopes. The development emphasizes environmental stewardship, protecting wildlife corridors and providing private trails for outdoor activities, while bordering national forest land for backcountry access. Bullock, who has a personal history with the valley, stresses the community-oriented, long-term vision behind the project, aiming to integrate with local residents and prioritize land health over rapid build-out.

Wilder Ranch is not intended as a resort or event venue but focuses on sustainable land management and education, supporting local jobs during its development. Bullock envisions success as fostering strong community ties, friendships, and shared outdoor experiences rather than just property value growth. With infrastructure already in place and parcel sales underway, the project reflects a collaborative ownership model that balances private enjoyment with conservation, aiming to maintain the valley’s character for future generations.
