Chiswell Green Livery Yard and Riding School announced it will close on September 7, 2025, after being served notice due to the sale of their land to developer Taylor Wimpey for a residential project. The riding school, run by the current owner and her late mother for 45 years, expressed deep gratitude to their community and plans to take a year off to rehome horses and consider reopening at a new location. They will continue supporting current students and honor all booked lessons until closure.
The land south of Chiswell Green Lane is set for development of up to 391 homes, a primary school, and associated infrastructure despite strong local opposition citing environmental and infrastructure concerns. Planning permission was ultimately granted in April 2024 after an appeal. The developer indicated the riding school and stables will be relocated somewhere between Luton and St Albans, though no specific site has been identified yet. The owners confirmed their intention to return with a larger, improved facility in the future.
